Pricing Your Clarksville Home Correctly

There may be nothing more confusing that knowing how to price a home correctly to sell. Especially in this market where short sales and foreclosures are skewing the real seller from finding an accurate price. One thing you must take into account is how buyers are going to be searching for your home in the price department. Pricing it strategically can really catch a lot more buyers than you might think.

When buyers search for a home they typically start with a price range. That range can run, say, $150,000 to $200,000 … or something similar. Sometimes buyers get more specific and search within $10,000 range but this can be limiting considering the market. Buyers can offer less or afford more depending on the seller. But some agents are doing a poor job at pricing the home not considering how buyers search.

If a buyer starts his or her search at $200,000 they will miss all the agents and sellers that mistakenly listed the home at $199,000.  Technically this is not that far away and a home just under 200K might still be a great buy but will never come up on a search query for the buyers that start just above the listing price.

To avoid this, consider pricing exactly where it needs to be. Don’t mess around with making it sound better or worse then it is. Simply make it an even number and something that folks would actually be searching for.

If you are a buyer, remember to extend your search criteria a little over and a little under the price you would pay. This will ensure you catch those sellers that try to price it so it “sounds” better.
